Dominion Financial Services, LLC (DFS) is seeking more investors for its bridge lending business.


DFS is the leading private lender to Baltimore City rehabbers. The primary focus of Dominion Financial Services is to provide short-term project financing and to guide investors through buying, renovating, renting, and selling their property. DFS has issued well over 500 loans and is proud to offer a service that is win-win for all participants.


DFS provides short term funds to qualified borrowers though the issuance of first and second mortgages. Dominion invests its capital into these mortgages and earns points, fees, and other costs to originate the loan. The borrower pays a monthly interest payment. Private investor capital, DFS internal equity, and bank financing provide the capital to pay for the mortgages. Investors are guaranteed a monthly interest payment of 10 percent. Investing in DFS is beneficial to all parties because borrowers gain quick access to investment funds at low rates, Dominion gains underwriting and servicing fees, and investors receive higher risk adjusted returns.

Vertically integrated, owner-operator of 200+ similar rental units.

Debt funds deployed capital base roughly 50% of "as-is" underlying collateral value. DFS customers typically have equity at loan inception.

Underlying Collateral liquidation value essentailly double the portfolio's value.

 

The terms of investment are a three year renewable agreement with a minimum of one year commitment. Withdraws may be made in $250K increments with ninety day notice provisions. The investor return is 10% per annum. Investors are paid monthly on the first day of the month. All private investors are pari-passu.


Dominion estimates a borrower loan demand of $15 - $18 million in 2009.
